What is the responsibility of the real estate agent?
Owners selling their unit should provide current governing documents to the seller’s real estate agent so that these can be provided to the buyer’s real estate agent prior to contract signing, ideally. These documents are posted on this Belle Isle Yacht Club website for easy access by owners. The RESIDENTS area of the website is password protected.

Most regimes publish their governing documents on this website; however, some do not. Owners in regimes not publishing governing documents should contact the Secretary of their regime to get electronic .pdf files.
IMPORTANT INFORMATION FOR POTENTIAL BUYERS TO KNOW
Belle Isle Yacht Club is a community of residences. Governing By-Laws define a short-term rental period to be more than one month and less than one year. While an owner/member may enter into a rental agreement for less than 30 days, the tenant will not have use of any amenity, including the Yacht Club, Rice Canal Club, Pools or Beach House. Use of the Marina follows the policy for prepaid boat ramp fees for renters.

The selling agent is responsible for verifying the amounts presented here for initiation and monthly fees.
Initiation Fee paid at real estate closing: $8,000.
Clarification of the Member Initiation Fee Policy
Required golf cart decal: n/c. Proof of insurance is required.
All members, regardless of Regime number, or number of bedrooms:

These fees support the overall community's budget for operation and maintenance of marina, buildings, and grounds; Pawleys Island Beach House; staff salaries and benefits; office and financial administration costs; and taxes and insurance for non-regime assets.
* Yacht Club monthly fees may be increased at any time by the BIYC Board of Stewards. All monthly fees are due on the first day of the month and a late payment fee is assessed on the fifteenth day of the month.
* Regime monthly fees may be increased at any time by the regime board, and regime assessments may be executed. At present, there are no active assessments for any regime. All monthly fees are due on the first day of the month and a late payment fee is assessed on the fifteenth day of the month.
Regimes I / II / III / IV monthly fees do not include insurance payments for regime casualty/hazard or regime flood insurance. (See Regime Insurance)

Members and non-members may use marina facilities at any time to launch boats and retrieve to trailer, and to use courtesy docks for short periods of time to load and unload. Parking a boat or empty trailer in the Marina Parking Lot (MPL) is permitted only for paid storage patrons assigned to numbered spaces, and for others during active use of the wash pad facility.
Non-members are welcome to lease dry storage or wet slips / lifts. This includes members’ family members, friends, and the general public. In addition, any boater without a paid storage space may access the marina boat ramp and basin channel to the bay, and park a trailer in the Spoils boat parking lot, by paying a transient wet slip daily rate of $1.50 / boat linear ft. All reservations and payment is through credit card only on Dockwa.com.
Unless you are a paid boat storage or paid daily transient slip patron, parking of an empty trailer is not permitted anywhere on the premises. In/Out same day need for trailer parking is a $20 fee, one day only. Multiple day parking requires a transient slip reservation (which includes trailer parking). An unauthorized boat or empty trailer parked on the premises is considered trespassing and may result in towing at the owner’s expense or immobilization.

Marina Parking Lot: $85.00 monthly
Maintenance Shed Lot: $65.00 monthy

Each regime handles insurance payments differently. For that reason, annual cost and policy date questions should be addressed to the Belle Isle Manager's Office (click to email). Please provide unit street address and unit number at the time of your inquiry. The information provided is the most current information provided to the office by the regime.

* Regime insurance payments timing and frequency may be changed at any time by the regime board. Each homeowner is responsible for providing their own policy for coverage on the interior of their unit, including contents, commonly called "HO6" or "walls-in" homeowners insurance. This insurance is not included in the insurance payments made to the regime for building casualty/hazard and flood coverage.
Pets are limited to two four-legged animals per unit. For the protection of all pets and owners, all pets MUST be on leash at all times when outside of the home. Every owner is required to pick up pet waste and dispose of appropriately (not in shrubs or in the lakes).
